Most window problems are not window replacement problems

A window is not one thing. It is a frame, a sash, an insulated glass unit, hardware, weatherstripping, and a screen, and those parts fail independently and on very different schedules. The frame can easily outlive two sets of hardware and a glass unit.

That matters because the most common failure we see in this area, a fogged or hazy pane, is a failure of the sealed glass unit only. The frame around it is often perfectly good. Replacing the glass unit costs a fraction of replacing the window, and a lot of homeowners never find out that is an option.

Eight common window failures, and what to do about each

Failed seal / foggy glass

A permanent haze, streaking, or visible moisture trapped between the panes that no amount of cleaning touches.

  • What is happening: The insulated glass unit is two or three panes bonded around a spacer with argon sealed inside. When that perimeter seal fails, the argon leaks out and humid air leaks in. Every freeze and thaw cycle works that seal, which is why we see so much of this in Northern Minnesota.
  • How we handle it: In most cases we replace only the glass unit and reuse your existing sash and frame. That is a fraction of the cost of a new window, and it restores the insulating value. If the sash itself is failing, replacement becomes the better answer.

Cracked or broken pane

A rock chip that spread, a crack across the glass, or a pane broken out entirely.

  • What is happening: Impact, thermal stress from a large temperature differential, or a house that has settled and is putting pressure on the glass. Thermal cracks usually start perpendicular to the edge and are a sign the glass is being stressed rather than struck.
  • How we handle it: Single-pane glass we cut and set from stock, usually same day or next day. Insulated units are made to order, but the frame stays in place. If the break is in tempered safety glass, we replace with tempered to match code.

Window will not stay open

A double-hung that slams shut, or a sash that has to be propped with a stick.

  • What is happening: A broken balance, spiral, or sash cord. This is a wear item and it fails eventually on every double-hung window.
  • How we handle it: We match and replace the balance. It is one of the least expensive repairs we do and it makes an old window feel new again. Bring the old balance in if you can pull it, or we will come pull it.

Crank spins with no movement

On a casement or awning window, the handle turns freely and the sash does not move.

  • What is happening: The operator gearbox has stripped, or the arm has come off the sash track.
  • How we handle it: Operators are model-specific, so we identify the manufacturer and hardware series first. Most common operators are available and this is a straightforward swap.
Often an inexpensive fix

Drafts and cold air

A noticeable draft near the sash on a windy day, or a room that never quite warms up.

  • What is happening: Compressed or cracked weatherstripping, a lock that no longer pulls the sash tight, or an original installation that was never properly insulated and sealed around the frame.
  • How we handle it: We diagnose before we quote. Weatherstrip and hardware are cheap. If the leak is around the frame rather than through the window, that is a different job, and sometimes it points toward full-frame replacement.
Often an inexpensive fix

Torn or bent screens

Holes, tears, a bowed frame, or a screen that will not stay in the track.

  • What is happening: Sun, hail, pets, and time. Screen mesh becomes brittle after enough seasons of UV.
  • How we handle it: We re-screen existing frames and build new frames to size. We keep screen material on hand, so most of these turn around quickly. Details on our window screen replacement page.

Rotted sill or jamb

Wood that is soft to a screwdriver, dark staining, peeling paint at the sill, or crumbling at the corners.

  • What is happening: Water getting past the exterior seal, usually for years before it becomes visible.
  • How we handle it: This is the one case where repair is usually the wrong answer. Setting a new window into a rotted opening hides the damage rather than fixing it. We recommend full-frame replacement so the opening can be inspected, re-flashed, and insulated.

Storm window and old wood sash glass

Broken glass in a wood storm, loose glazing putty, or panes rattling in an original sash.

  • What is happening: Glazing compound dries and fails over decades. Common on Bemidji's older housing stock.
  • How we handle it: We re-glaze wood sash and storm windows, cut replacement glass to size, and can match the thickness on original units. This is a good way to keep the character of an older home without going to replacement windows.

If a window just broke

Do these four things in order. A broken opening in January is a heating problem before it is a glass problem.

Get everyone away from the opening and clear the broken glass with gloves and a shop vac, not a household vacuum.

Cover the opening from the inside with a rigid board if you have one, or heavy plastic sheeting and tape if you do not. Plastic alone will not hold in a Bemidji wind, so tape the full perimeter and add a batten if you can.

Photograph the damage before you clean it up if you plan to file an insurance claim.

Insulated glass units are still made to order because they are built to your exact opening, but the rest of the job does not wait.

Window repair FAQ

Can foggy windows actually be fixed, or do I need new windows?

In most cases they can be fixed without replacing the window. Fogging means the seal on the insulated glass unit has failed. If the sash and frame are still sound, we replace just the glass unit and leave everything else in place. That typically costs a fraction of a new window and restores the insulating performance. There are defogging services that drill and vent the unit instead. We do not recommend them, because they restore appearance without restoring the argon fill or the insulating value.

How much does window repair cost in Bemidji?

It varies widely by repair type, which is why we look before we price. As rough orientation: hardware repairs like balances and operators are typically the least expensive thing we do, single-pane glass replacement is modest, and insulated glass unit replacement sits well below the cost of a full window but above simple hardware. Screen re-screening is inexpensive. We will tell you on the phone if a repair is likely to cost more than it is worth relative to replacement.

How fast can you get a broken window covered?

We keep a significant variety of glass in stock at our Industrial Park Drive warehouse, which is unusual for a shop our size and means common residential sizes often do not have to be ordered. Single-pane and standard sizes frequently turn around same day or next day. Insulated units are made to order and take longer, but we can secure the opening in the meantime.

Do you repair windows you did not install?

Yes. Most of the repair work we do is on windows installed by somebody else, often decades ago. We work on wood, vinyl, aluminum, and clad windows from most major manufacturers, and on original sash and storm windows in older homes.

Is it worth repairing a window that is 30 years old?

Sometimes yes and sometimes no, and the honest answer depends on the failure. A 30-year-old window with a sound frame and a failed balance is absolutely worth repairing. A 30-year-old window with a failed seal, a rotting sill, and no Low-E coating is money spent on something that will need replacing anyway, and it is usually better to put that money toward replacement. We will tell you which one you have.

My window has condensation on the inside in winter. Is that a seal failure?

Usually not. Moisture on the room side of the glass means the interior glass surface is cold enough to reach dew point, which is a sign of low-performing glass combined with indoor humidity, not a failed seal. Seal failure shows up as haze or moisture trapped between panes where you cannot wipe it. Interior condensation can sometimes be improved by managing humidity, but the durable fix is glass with a Low-E coating and better insulating value.

Can I bring a sash or screen into your shop?

Yes, and it is often the fastest path. If you can pull the sash or the screen out and bring it to 987 Industrial Park Dr SE, we can measure it directly, match the glass or the mesh, and skip a service call. That is a real cost saving on smaller jobs. If you would rather we came to you, we do that too.

Do you handle insurance claims for broken glass?

We provide written documentation and itemized invoicing that homeowners insurance carriers accept, and we can photograph and document the damage as part of the job. We do not bill carriers directly for residential glass the way an auto glass claim works, so you would typically pay us and submit for reimbursement.
